General Terms & Conditions

1. General
The apartment is a Non smoking apartment. Smoking is only allowed outdoors.

Maximum occupancy: 2 adults and 1 infant.

The waste must be disposed of by the tenant into waiting containers.
(Please note the waste separation: yellow bag, organic waste, paper and other waste).

The number of living people in the apartment may not be higher as mentioned in the booking confirmation.

Pets are not allowed.

2. Conclusion of the lease
The lease is concluded by the written reservation, e-mail or fax, and by the power of timely payment of the rent. At serious violation of the terms and conditions the landlord has the right to immediate termination of the contract.

3. Rates
The rates are per apartment per night. Bedding, towels, tea towels and cleaning is included in the rent. The tax is not included in the rental price.

4. Terms of payment
After confirmed reservation a deposit of 30% of the total price is the be paid within 7 days. The balance is to be paid at least 14 days before arrival without a call. The Kurbeitrag (tax) must be paid on arrival on site. In a short-term booking within 14 days before the rental period, the rent is made immediately, to settle on the date of arrival at the latest.

5. Cancellation
The statement on the resignation is effective from the day on which it is received in writing by the owner. In case of withdrawal the tenant has to pay the following compensation:
a) until 42 days before arrival: 30% of the total rental price, minimum EUR 30
b) until 31 days before arrival: 50% of the total rental price, minimum EUR 40
c) until 14 days before arrival: 70% of the total rental price, minimum EUR 50
d) until 7 days before arrival: 90% of the total rental price, minimum EUR 80

We recommend a cancellation insurance.

6. Arrival/Departure
The agreed arrival and departure dates are binding. The rental period begins on arrival day at 04.00 pm and ends on departure day at 11.00 am. In case of late arrival or early departure, the full rental is payable. At departure the kitchen must be left in the condition in which it was found. The remaining apartment must be swept clean. For the purification of the apartment during the rental period, the tenant is responsible. Upon departure, the key is returned. If the key is lost, the owner reserves the right to replace the entire key system at the expense of the tenant.

7. Damage
The tenant is liable for loss or damage of inventory and / or furnishing the rented apartment, as long as the lessee has not shown any damage or lack of inventory at the acquisition of the apartment. If the owner only after departure of the tenant damages caused by him laid, so the resulting claims to the tenant will be invoiced subsequently. Detects the tenant that damages to the rental property may result from sudden disruptions, he is obliged to notify the landlord immediately and to do everything reasonable to avoid the damage or to keep as low as possible and to address the contribute disorder.

8. Liability
The use of the property, the land and all facilities on the property is at the risk of the lessee. The owner is liable only for gross negligence and intent.
